rent collection When we manage your property we collect the rent checks. Tenants are required to pay rent by the first and collection calls are made on any late pays.

utility transfer When a new tenant moves in we automatically transfer electric (and gas bills where applicable) to the new tenant.
service and maintenance Any service or maintenance requests are handled by our property managers who evaluate the seriousness of the request. When services are required and authorization is given, maintenance personnel are dispatched and the work is performed quickly.
move-out walk-through When a tenant moves out it is important to perform a walk-through to determine the condition of the property as compared to the condition of the property when the tenant moved in. Any excessive damage or damage beyond normal wear and tear must be identified and documented, and the property must be brought back to rentable condition.

online account history If at anytime you would like to view your account information for any of your properties, you can log in to our "property owners" portion of the website. Once logged in, you have access to information such as rent payments, repair and maintenance items, current and past tenants and other pertinent information.
