Our marketing program is tailored to each property to maximize the benefit and exposure your loft or condo receives.  Our marketing programs generally include:

  •  internet based marketing consisting of a custom webpage dedicated to your property and an email subscription service that notifies subscribers that your property is now available and that pictures of your loft or condo are on the web for their review.

  • Advertisement in The Downtown Denver and LoDo News, and Westword .

  • Advertisement in the Denver Independent Brokers Newspaper with a distribution of over 10,000 copies every issue.

  • Marketing presentation once a week to the Denver Independent Brokers and occasionally including a property tour by the attending members.

  • Assorted marketing to the building where your property located.

Our knowledgeable showing agents show your property, vacant or occupied to maximize the exposure your loft or condo gets in the market. 

Cliffdwellers.net also offers a Realtor referral fee to other sales and leasing agents in the downtown market for referring tenants to your property.


lease application

Professional lease applications prepared especially for the Downtown Denver loft and condo market will be provided for your property.  Each completed application is reviewed by our staff to ensure accuracy and the identity of the applicant is confirmed.


tenant screening

It is very difficult to determine quality of an applicant.  Some applicants are very charming but have poor rental history.  Often property owners find it difficult to separate  the emotional side of the transaction from the financial side of the transaction on their own properties.  Cliffdwellers.net provides full tenant screening during the property showing and follow up appointments.


background check

for an additional fee Cliffdwellers.net conducts criminal background checks on as part of our procedure.  Any information that may be cause for concern is immediately discussed with the property owner as part of the application process.


credit check

Credit history is often a good indication of habit and responsibility.  It is important to  thoroughly evaluate each potential tenant's credit history to assess the possible risk of leasing your investment property to them.


reference check

Personal references can reveal traits about an applicant that are not apparent in the paperwork portion of the application process.  Cliffdwellers.net includes checking references when appropriate. 


lease completion

All tenants complete a professional leasing contract written specifically for the Downtown Denver loft and condo market.  Proper disclosures, such as lead based paint, mold and other current industry disclosures are used to protect our property owners and comply with current Colorado laws.


collection of deposit and first months rent

Cliffdwellers.net collects the deposit and first months rent with the signed lease then forwards them to you with our document package completing our transaction with you.  For ongoing rent collection, see our management program below.


move-in walk-through

Each tenant is provided with a five page move-in inspection worksheet to complete, documenting the condition of the property at move-in.   The worksheet is then included in the document package 


key exchange

Our property managers meet with the tenants to deliver the keys, elevator cards, garage door openers, etc. so that you don't have to.

rent collection

When we manage your property we collect the rent checks.  Tenants are required to pay rent by the first and collection calls are made on any late pays. 


deposit held (optional)

We can hold the tenants deposit or  you can hold the deposit.  


utility transfer

When a new tenant moves in we automatically transfer electric (and gas bills where applicable) to the new tenant.


service and maintenance

Any service or maintenance requests are handled by our property managers who evaluate the seriousness of the request.   When services are required and authorization is given, maintenance personnel are dispatched and the work is performed quickly.


move-out walk-through

When a tenant moves out it is important to perform a walk-through to determine the condition of the property as compared to the condition of the property when the tenant moved in.  Any excessive damage or damage beyond normal wear and tear must be identified and documented, and the property must be brought back to rentable condition. 


deposit return (optional)

If Cliffdwellers.net has held the tenants deposit at your request, we will return the deposit less any repairs etc on your behalf.


move-out repairs

Cliffdwellers.net Real Estate will coordinate and supervise all work performed to ensure that all fees and services are appropriate.


annual reports

Year end reports are compiled and mailed to each owner for each property that Cliffdwellers.net manages.  Reporting information includes Total Revenue, Total Expenses, Total Fees, Tenant Information and current lease information including lease rate and expiration.


online account history

If at anytime you would like to view your account information for any of your properties, you can log in to our "property owners" portion of the website.  Once logged in, you have access to information such as rent payments, repair and maintenance items, current and past tenants and other pertinent information.
