Rent from cliffdwellers and we will credit you $500 bucks just for signing the lease and we will credit you another 5% of your rent for each month that you pay your rent by the date it is due. Your credit will continue to grow each month and each year until you are ready to use it.

We appreciate the opportunity to have you as a tenant in one of our rental properties. It is our commitment to the ownes of our properties to keep their units leased as long as possible, however, we realize that if and when someone decides to own your own loft or condo there is not much that can be done to convince them to remain a tenant. Our Lease Equity Options (LEO) program is our way of saying thank you for selecting Cliffdwellers as your rental company and to reward you for selecting us as your buyer’s agent if you decide to buy a property of your own in the future (There is no cost to you as a buyer or as a tenant). This program lets you build Lease Equity Credits to use towards the purchase of a home of your choice or as cash back after closing!

Earn Lease Equity Credits just for signing a lease with Cliffdwellers! Here’s how it works:

Sign a lease with cliffdwellers for any length of time and receive a LEO credit of $500 toward the purchase of any property in the future. Use this credit towards closing costs and expenses or simply walk away with cash at closing!
Pay your rent on time. Each month you pay your rent on time we will credit your LEO account with an additional 5% of your monthly rent.
Give Cliffdwellers a 60 day notice prior to terminating your lease and allow us to show the property to new tenants and engage us as your buyers agent to find your new home.

That’s it! It’s that simple.

The longer you rent, the larger your credit and the more you will benefit in the future.

For example, if your rent is $1,600 per month for 12 months, you will immediately receive a $500 LEO Credit for signing the lease and 5% of the monthly rent each month that your rent is paid on time for a possible credit of $1,460 and with a 1 year renewal you could earn a total of $2,420. A few last details to claim your credit:

1. You must complete the full term of your lease and leave the lease property in good condition.

2. You must give 60 days notice to vacate your property and allow the lease property to be shown during the last 60 days of your lease.

3. You must complete a Cliffdwellers.net Buyer Agency Agreement allowing a participating Cliffdwellers Buyer Broker to represent you in the purchase of your property at no additional cost to you as the buyer.

4. You must use the credit within 90 days of vacating your lease property.

5. The total credit earned shall not exceed the total commission paid to Cliffdwellers on the property you purchase.

6. The credit may be used at closing on the purchase of your new property or you may receive a check at closing if required by your lender. You will receive a monthly statement with your LEO credit balance along with other useful information.
